PUBLIC HEARING NOTICE

City of Victor, Idaho
Pursuant to established procedure, NOTICE IS HEREBY GIVEN that the Victor Planning and Zoning Commission will hold a public hearing at Victor City Hall, 32 Elm Street, Victor, Idaho on Tuesday, January 17, 2017 beginning at 7:00 p.m. The public hearing is described below.
PROJECT NAME – SD2016-3 Concept Plan Review for Trail Creek West Subdivision
Jim Smith, representing Trail Creek West, LLC, has requested Concept Plan approval for the property located at approximately 8455 S 1000W Victor, ID 83455. The Concept Plan proposes to plat 1 lot that would include 4 apartment buildings containing approximately 76 residential units. This is phase 1 of a 3 phase master plan for apartments, condominiums, and open space. The request includes parcels: RPB00870110302 and RPB00870110301.
When reviewing or approving a Concept Plan, the Planning and Zoning Commission considers the following: a. Recommendations of the Administrator, including recommendations from internal city departments and external agencies; b. The conformance of the plan with the comprehensive plan; c. The availability of public services to accommodate the proposed development; d. The conformity of the proposed development with the capital improvements plan; and e. Other health, safety or general welfare issues. If the Concept Plan is approved, additional public hearings will be held during the Preliminary Plat review with P&Z Commission and City Council. Approval of a Concept Plan does not constitute approval of a Preliminary Plat or Final Plat.
